Homes in Leeds and their lofts

Leeds is a big city with a very mixed housing stock, and the loft you have depends a lot on when and how your street was built.

Back-to-backs and Victorian terraces

Leeds is known for its back-to-back houses. They were built here long after other towns had stopped, and many thousands survive, most of them modernised with bathrooms and central heating. You will find red-brick back-to-backs and through terraces across inner areas such as Harehills, Beeston, Holbeck, Armley, Burley and Hyde Park. The loft spaces in these houses are often small and low, sometimes with an attic room or dormer, and any insulation tends to be old and thin. We check what space there is, insulate as close to 270mm as the loft allows and keep the eaves clear so the roof can still breathe.

Larger Victorian and Edwardian homes

In Headingley, Chapel Allerton and Roundhay there are many larger Victorian and Edwardian houses, often with big lofts, steep roofs and sometimes rooms in the roof. Older lofts like these can have a mix of old materials and patchy insulation, and in some cases removing the old layer first gives a better result.

Council estates and post-war suburbs

Between the wars and after 1945 Leeds built large council estates, including Gipton in the 1930s and, mostly after the war, Seacroft, and private suburbs grew out to Horsforth, Cookridge, Alwoodley, Cross Gates and Morley. Homes from this period often have 50mm to 100mm of wool laid decades ago. That is usually a simple top-up to 270mm. Newer houses usually start with more, but storage boards laid straight onto the joists are a common problem, and raised loft boarding fixes it.

Common loft problems we look for here

In small terraced lofts the common issues are thin or missing insulation, gaps around the hatch and old pipework that needs protecting. In older homes we check for condensation, damp timbers and blocked airflow, and in shared-wall terraces we look for gaps where mice can move between houses. Our signs your loft needs a top-up article is a good place to start if you are not sure what you have.

What happens when we visit

We start with a free assessment of your loft in Leeds. We look at the depth and condition of any insulation, the access, the timbers, the ventilation and anything stored up there. You then get a written quotation that sets out the scope, the materials and the price before anything is agreed. We use Knauf Earthwool mineral wool loft roll, which is rated Euroclass A1 and non-combustible. The work is carried out by The Insulation Company or an approved installation partner, and we finish with completion checks. Eligible installations come with a written guarantee of up to five years, with the terms set out in your quotation.

Storage, ladders and ventilation

Lots of Leeds homeowners want more from the loft than warmth. If you store things up there, raised boarding keeps the full depth of insulation underneath, and a metal loft ladder makes it safer to get up and down. Where a loft shows signs of condensation, we deal with the ventilation as part of the same job. In older houses with rooms in the roof, we may suggest SuperFOIL multifoil in places where there is no room for thick mineral wool, and we will explain the options in your quotation.

Loft insulation in Leeds: FAQs

Do you really cover Leeds from Middlesbrough?

Yes. Leeds, Wetherby and the surrounding LS districts are part of the area we cover, though they are towards its southern edge. We plan visits ahead and agree a date with you. Work is carried out by The Insulation Company or an approved installation partner.

Can you insulate the loft of a back-to-back house?

Often, yes, although the space can be tight. Many back-to-backs have small, low lofts, and some have an attic room. We check the access, the space and the ventilation first, then insulate as fully as the loft allows. If there is a room in the roof, we will explain what can and can't be done in your quotation.

How much does loft insulation cost in Leeds?

It depends on the size of your loft, how much insulation is already there, how easy the loft is to get into and whether anything has to be cleared or removed first. We give you a written quotation after a free assessment, so you know the scope, materials and price before you agree to anything. Our guide to what affects the cost explains the main factors.

How long does loft insulation take in a Leeds home?

It depends on the size of the loft and what needs doing. Most straightforward jobs are short, and work that involves removing old insulation, boarding or ventilation takes longer. Your quotation says what is involved, and you can read more in how long loft insulation takes.

Are there loft insulation grants in Leeds?

Government-backed schemes change from time to time and eligibility depends on your household and your home, so we can't promise that you will qualify. Our guide to loft insulation grants explains where to check. We are always happy to quote for the work on its own.
