Free loft assessment in York

York's lofts range from narrow Victorian terraces in South Bank, Leeman Road and Clifton to roomier inter-war semis in Tang Hall, Acomb and Heworth. Many still have thin, flattened insulation well short of the recommended 270mm. We cover the whole city, plus Haxby, Huntington and the villages around it.

Homes in York and their lofts

York packs a lot of different housing into a compact city, and the lofts vary just as much. Close to the centre you find long streets of Victorian terraces in South Bank, Leeman Road, Holgate, Clifton and The Groves. These lofts are usually narrow, often share a party wall with next door, and many still have whatever insulation was laid decades ago: thin, flattened mineral wool somewhere around 50–100mm deep, if there is any at all. The recommended depth for mineral wool is 270mm, so a top-up is often the simplest improvement.

Further out are the inter-war suburbs. Tang Hall was one of York's first large council estates, built mainly in the 1920s and 1930s, and Acomb, Dringhouses and Heworth all have large numbers of semis and short terraces from the same era and just after. Their lofts tend to be roomier, with traditional cut-timber roofs, old cold-water tanks and pipework that need insulating properly when the loft floor is brought up to depth. New Earswick, the Rowntree garden village to the north, has early 20th-century cottages with their own quirks of access and roof shape. Beyond those, places such as Haxby, Huntington and Copmanthorpe have plenty of homes from the 1960s onwards, where the job is usually a straightforward top-up or replacing insulation that has been disturbed.

Listed homes and conservation areas

A large part of central York is a conservation area, and the city has a lot of listed buildings. Insulating a loft floor is normally a low-impact job, but if your home is listed, check with City of York Council before any work starts, as some changes can need consent. We will talk through what is planned at the assessment, and your written quotation sets out exactly what we intend to do so you have something clear to take to the council if you need to.

Common loft problems we look for in York

  • Thin or patchy insulation in older terraces and inter-war semis, often with gaps at the eaves and around the hatch.
  • Condensation where insulation has been pushed into the eaves and blocked the airflow. We check ventilation before adding more depth; see our page on loft ventilation.
  • Storage squashing the insulation. Boards laid straight onto the joists compress the wool and reduce how well it works. Raised loft boarding lifts the floor above 270mm of insulation so you keep both.
  • Old, dirty or damaged material that is better taken out than built on, especially where there are signs of rodents.

We use Knauf Earthwool mineral wool loft roll (Euroclass A1, non-combustible) for most lofts and SuperFOIL multifoil where space is tight. You can read more about the options on our main loft insulation page.

How a York job usually runs

It starts with a free assessment. We look at the depth and condition of what is in the loft, the ventilation, the hatch and any tanks, pipes or wiring that need allowing for, and we ask how you use the space. You then get a written quotation setting out the scope, materials and price before anything is agreed. The work is carried out by The Insulation Company or an approved installation partner, and we finish with completion checks. Eligible installations come with a written guarantee of up to five years; the terms are set out in your quotation.

Loft insulation in York: FAQs

Do you cover the villages around York?

Yes. As well as the city itself we cover Huntington, Haxby, Wigginton, Copmanthorpe and Bishopthorpe, and further out Norton-on-Derwent, Malton, Tadcaster and Pocklington. If you are not sure whether your postcode is included, call us or send it through the form.

My house is listed or in a conservation area. Can you still insulate the loft?

In many cases, yes, but check with City of York Council before work starts if your home is listed, as some works can need consent. We don't give planning or legal advice, but your written quotation describes exactly what we plan to do, which helps if you need to ask the council.

My Victorian terrace already has some insulation. Is it worth adding more?

Often it is. Many older terraces have 100mm or less, well short of the 270mm recommended for mineral wool. We measure what is there at the free assessment and tell you honestly whether a top-up is worthwhile. Our article signs your loft needs a top-up covers what to look for.

How much does loft insulation cost in York?

It depends on the size of your loft, what is already up there, how easy it is to get into and which material suits it. After a free assessment you get a written quotation with the scope, materials and price before anything is agreed. Our guide to what affects the cost explains the main factors.

Are there grants for loft insulation in York?

Government-backed schemes come and go, and whether you qualify depends on the scheme and your circumstances, so we can't promise eligibility. Our guide to loft insulation grants explains what to check. We can still give you a free assessment and written quotation either way.
