Homes in Middlesbrough and their lofts

Middlesbrough grew fast. The modern town was started in the 1830s, and rows of terraced streets spread out from the original town in the decades that followed as the iron and steel works grew. That leaves a lot of houses that are well over a hundred years old, built long before anyone thought about insulating a roof.

In the terraces of the town centre, North Ormesby and Ayresome, and the Victorian and Edwardian streets of Linthorpe around Albert Park, the insulation we usually find was added decades later. It is often a thin layer of old wool, 50 to 100mm deep, that has flattened and gone grey with dust. The current recommendation for mineral wool is 270mm, so a top-up is the usual answer. These lofts can also have old water tanks, loose wiring and boards laid straight onto the joists, which squash whatever is underneath.

Further out, Acklam has a mix of inter-war and post-war semis, while Berwick Hills, Pallister, Thorntree and Brambles Farm are largely post-war estates. Many of these homes were insulated once and never looked at again. South of the town, Marton, Nunthorpe, Coulby Newham and Hemlington have more modern houses, with much of Coulby Newham built from the late 1970s onwards. Homes of that era usually have trussed rafter roofs and some insulation from new, but rarely the depth recommended today.

Common loft problems we look for in Middlesbrough

  • Thin or flattened insulation in older terraces and semis. We top it up with Knauf Earthwool mineral wool, which is Euroclass A1 non-combustible.
  • Boards laid straight on the joists, which stop you adding enough insulation underneath. Raised loft boarding lifts the boards above 270mm of wool so you keep the storage and the warmth.
  • Condensation and mould, especially where insulation has been pushed into the eaves and blocked the airflow. We check this as part of every assessment and can add loft ventilation where it is needed.
  • Old, dirty or damaged insulation that is better taken out than built on, through our loft insulation removal service.
  • Signs of mice or birds, which we can deal with through rodent proofing before new insulation goes in.

The Energy Saving Trust says around a quarter of the heat in an uninsulated home can be lost through the roof, so getting the loft right is one of the simplest improvements you can make. Our guide to loft insulation explains the options in plain terms.

What a free assessment covers

We go up into the loft, measure the depth of the insulation and check its condition. We also look at the eaves and airflow, the roof timbers, the water tank and pipework, the hatch and how you want to use the space. You then get straight advice, including being told if your loft is already in good shape and needs nothing.

Who does the work

Every job starts with a free assessment. You then get a written quotation setting out the scope, materials and price before anything is agreed. The work is carried out by The Insulation Company or an approved installation partner, and finished with completion checks. Loft insulation in Middlesbrough: FAQs

Do you cover all of Middlesbrough?

Yes. We cover every part of the town, from the town centre, Linthorpe and North Ormesby to Acklam, Marton, Nunthorpe, Coulby Newham and Hemlington, across postcode districts TS1 to TS5, TS7 and TS8. We also cover Eston and Normanby in TS6 and the rest of Teesside.

My terraced house in Middlesbrough has some loft insulation. Is it enough?

Often not. Many older terraces have 50 to 100mm of wool that has flattened over the years, against a recommended 270mm for mineral wool. A free assessment tells you what is there and whether a top-up makes sense. Our guide to signs your loft needs a top-up covers what to look for.

Can I still use my loft for storage?

Yes. Raised loft boarding sits on legs above the insulation, so you can have the full 270mm and a boarded floor. Read more in boarding over loft insulation.

How much does loft insulation cost in Middlesbrough?

It depends on the size of your loft, what is already up there, how easy it is to get into and which material suits it. After a free assessment you get a written quotation setting out the scope, materials and price before anything is agreed. See what affects the cost.

Are there grants for loft insulation in Middlesbrough?

Some households can get help through government-backed schemes, but eligibility depends on the scheme, your home and your circumstances, and schemes change. We can’t promise funding. Our guide to loft insulation grants explains where to check.

The boys were very kind and well advised. They got the job done quickly and smoothly. My loft was in pretty bad shape, as I have a slight hoarding problem, and they passed no judgement. Thank you for your service.
