Homes in Sunderland and their lofts
Sunderland’s housing tells the story of its shipyards and pits. The most local type is the Sunderland cottage: a single-storey terraced house, built in large numbers in the 19th and early 20th centuries for shipyard workers. You still find rows of them in areas such as Millfield and Southwick. Because the whole house sits under one roof, the loft covers the entire floor area. That makes the loft a big share of the heat-loss surface, so getting it insulated properly makes a real difference. Many have shallow, older insulation, cramped access or a loft that has been partly converted, so we check what’s there before suggesting anything.
Elsewhere you’ll find larger Victorian and Edwardian houses around Ashbrooke and High Barnes, with tall roofs and lofts that were often insulated decades ago and never topped up. The inter-war and post-war council estates, such as Pennywell, Thorney Close, Red House and Witherwack, usually have simple, easy-to-reach lofts where a top-up to the recommended 270mm is straightforward. Newer homes at Doxford Park, Chapelgarth and Silksworth tend to have trussed roofs that can’t take boards laid straight onto the joists, which is where raised loft boarding comes in.
Sunderland is about 30 miles north of Middlesbrough up the A19, and we cover the whole city. You can read how we approach the work on our loft insulation page.
Common loft problems we look for here
- Thin, old insulation. Lofts with 50–100mm of flattened wool are common in older terraces. A top-up brings them up to 270mm.
- Condensation near the coast. Homes in Roker, Seaburn and Fulwell sit close to the sea, and damp air in a poorly ventilated loft can lead to mould on timbers. We check eaves and airflow, and fit loft ventilation where it’s needed.
- Squashed insulation under storage. Boards laid straight onto the joists crush the wool beneath. Raised boarding keeps the full depth working.
- Old or contaminated material. Where insulation is damp, soiled or disturbed by pests, we may recommend removal first.
How a loft job in Sunderland works
It starts with a free assessment. We go up into the loft, measure the depth of what’s already there, look at the joists, wiring, tanks and pipes, and check the eaves and any signs of damp or pests. In a Sunderland cottage we also look at how the loft is reached and how much usable height there is, because that decides what can be fitted and how.
You then get a written quotation that sets out the scope, the materials and the price, before anything is agreed. For most lofts we use Knauf Earthwool mineral wool loft roll, which is non-combustible (Euroclass A1), laid in two layers to reach 270mm. Where a home has very little room in the roof, or where wool isn’t practical, we can talk about SuperFOIL multifoil instead.
The work is carried out by The Insulation Company or an approved installation partner. Once it’s done we check the depth, the eaves and the hatch, and make sure the loft is left tidy. Eligible installations come with a written guarantee of up to five years; the terms are set out in your quotation.
If you’re not sure whether your loft needs anything, our guide on how thick loft insulation should be is a good place to start.

Loft insulation in Sunderland: FAQs
Do you cover my part of Sunderland?
Very likely. We work across the SR1 to SR6 postcode districts, from Ryhope and Doxford Park in the south to Southwick, Fulwell and Seaburn north of the river. If you’re not sure, call 0800 229 4668 or send us your postcode.
Can you insulate the loft of a Sunderland cottage?
Usually, yes. Single-storey cottages have a loft over the whole house, so it’s often a worthwhile job. Access and headroom vary a lot, and some lofts have been partly converted, so we’ll check on the free assessment and explain what’s possible before quoting.
My house is near the sea in Roker. Will insulation cause condensation?
Adding insulation makes the loft colder, so ventilation matters more. We check how air moves through the roof space and keep eaves clear. Where it’s needed we add vents as part of the job. Our guide to loft condensation and ventilation explains why.
How much does loft insulation cost in Sunderland?
It depends on the size of your loft, how much insulation is already there, how easy the space is to get into and whether anything needs clearing, boarding or ventilating first. We don’t give prices before we’ve seen the loft. After a free assessment you get a written quotation with the scope, materials and price set out. Our cost guide explains what moves the price.
Can I get a grant for loft insulation?
Some households qualify for help through government or energy-supplier schemes, but it depends on your circumstances and the scheme rules at the time. We can’t promise eligibility. Our guide to loft insulation grants explains where to check.
