Homes in Washington and their lofts
Washington is a new town, designated in 1964 and built up over the following decades as a set of residential “villages”, each with its own housing estates. In the early years the town was also split into numbered districts, which were dropped in 1983, though you may still see them on older addresses. Around these sit older places such as Washington Village, Usworth and Fatfield, which predate the new town.
That history shapes the lofts. A large share of homes were built in the 1960s, 70s and 80s, when the standard was far below today’s recommended 270mm. Many still have their original 50–100mm of insulation, now flattened. For these, a top-up is usually all that’s needed. Many homes have trussed roofs, which can leave limited headroom and can’t take boards laid straight onto the joists. If you want storage, raised loft boarding keeps the insulation at full depth.
In newer homes the insulation is often deeper already, so the job is usually about access and storage. A loft ladder makes a big difference if you use the space.
Washington is about 33 miles north of Middlesbrough, up the A19 and across on the A1231. Our loft insulation page explains how we approach the work.
Common loft problems we look for here
- Original insulation from when the house was built, often thin and compressed.
- Low headroom under shallow-pitched or trussed roofs, which affects how boarding can be laid.
- Blocked eaves where insulation has been pushed too far, causing condensation. We check airflow and add ventilation where needed.
Whatever the age of your house, the process is the same: a free assessment, then a written quotation with the scope, materials and price before anything is agreed. The work is carried out by The Insulation Company or an approved installation partner, and we check depth and ventilation when it’s finished.

Loft insulation in Washington: FAQs
Do you cover my village in Washington?
Yes. We cover all of Washington across NE37 and NE38, from Usworth and Sulgrave in the north to Fatfield and Rickleton in the south. If you’re unsure, call 0800 229 4668.
My house was built in the 1970s. Does the loft need topping up?
Quite possibly. Homes of that age were usually built with far less insulation than the 270mm recommended now. If you can see the tops of the joists, it’s worth a look. Read how thick loft insulation should be.
Can you board a loft with trussed rafters?
Often, yes, within the limits of the roof. We use raised boarding on legs so it sits above the insulation, and we’ll tell you on the assessment how much of the loft can sensibly be boarded.
How much does loft insulation cost in Washington?
It depends on the size of your loft, how much insulation is already there, how easy the space is to get into and whether anything needs clearing, boarding or ventilating first. We don’t give prices before we’ve seen the loft. After a free assessment you get a written quotation with the scope, materials and price set out. Our cost guide explains what moves the price.
How long does the work take?
It depends on the size of the loft and what needs doing. Most straightforward jobs are short, while removal of old insulation or boarding adds time. Your quotation tells you what to expect. There’s more in how long loft insulation takes.
